What’s the Right Time to List My Property For Sale

This is one of the most frequently asked questions within the property sector and there are many theories about the best time to list your property for sale. In all instances, we recommend that you sell your property at a time best suited and most comfortable for you and your loved ones.

However, there are some cyclical patterns that we have come to expect throughout the year and being aware of these can help you make the most of any opportunities that arise.

New Year / Winter
One of the standout times to sell your property is in the new year and winter months. Although some theories suggest the best time to sell is in the spring or summer, we’ve found that listing a property for sale in the winter favours the seller, this is because there are fewer properties listed on the market and therefore less competition.

Spring
The season of spring is a fantastic time for vendors to list their properties for sale and the months of March, April and May tend to be some of the busiest months for estate agents. Many property buyers come back to the market having had a break over the new year and so naturally, there is an increase in buyer activity.

That being said, placing your property on the market in the month of spring means your property will be competing with more properties when compared to listing your home in the winter.

Summer
Summertime is usually a happy time for most people, moods are generally brighter and everyone tends to be more positive and that also means a positive property market. June and July tend to be the best time to list your property with August being quieter as people tend to leave the country on holidays abroad.

Be Realistic
No matter the days of the weeks or months of the year, your property will not attract attention if it is priced incorrectly. Overpriced properties will oftentimes stay on the market for long periods of time and this in return will cause buyers to question whether the property has more sinister issues.
